Summary of Pinnacle Gas Alert: Key Easement Considerations for Landowners in Leon County
Hi, Phil Hundl here with a quick pipeline update. We want to update you on a project that we’ve been following and being contacted about in Leon County. And this is the Pinnacle Gas project. It’s been referred to by a few different names, Hammerhead Lateral. Also, we’ve seen a few other references.
Lots of activity in Leon County related to Pinnacle. What we have seen is they have changed and rerouted quite a bit in Leon County. So, they are still asking for survey access so that they can apparently determine the routes or the final route or additional alternate routes for their project.
If you’re a landowner and you get contacted about the project or some pipeline easement that Pinnacle Gas is seeking, then you need to understand and ask, a lot of questions: Exactly what type of easement are they seeking? What are they wanting to do on your property? What type of project is it? And so get as much information as you can from the right-of-way agent that contacts you, and they will be asking you for access to your property for surveying. I would initially try to have most of your questions answered about their particular project as part of your analysis of allowing them on your property. And anytime there are access questions, I recommend that you contact an attorney who handles condemnation cases. They can talk to you about your options of granting temporary access or not, and you can evaluate that as well as evaluate exactly what they’re intending, or wanting to do, or planning to do on your property.
So, hopefully, that’s helpful. Some helpful guidance initially to find out exactly what type of easement they’re seeking, what they want to do on your property, and what type of surveying, they would like to do. Sometimes it’s purely the civil engineering survey, surveying to mark out where they want to have their permanent easements and temporary easements, but it also could be cultural or archeological type surveying, if there are water bodies present or endangered species surveying or really auditing to see if some endangered species are present as well. We’ve seen that on other projects. So, it’s really important to understand exactly what they want to do on your property initially before you make a decision.
